Some sellers price their home at a fair market value. These homes will usually sell at or near their asking price within a mater of weeks in this market.
However, many homes have been on the market for months and frequently sellers will be negotiable in this situation whether they're open to a lower than asking price offer or making some other concessions to a ready, able, and willing buyer. An example of a concession a seller may be open to is one where the seller pays for discount points on the buyers new mortgage. Another would be the seller paying a portion of the buyers closing costs. Many sellers are very willing to negotiate when their homes have been languishing on the market for a long period of time.
